Property Selection and SettlementThe properties, lots 6 through to 12 Kraft Court Broadmeadows total 8371m2 . The land is zoned Business Zone 3 (BZ3) which permits the use of the MyCentre facility.
The land was purchased for $1,620,000 plus GST or $194 per m2.
The contract of sale was signed on the 19th of March 2010, with a 6 month settlement period ending on the 20th of September 2010.
Design
The design reflects the ethnic diversity of the area. It is contemporary with a clear eastern Mediterranean influence. The facility is designed with the idea of using simple construction methods, such as concrete slab, concrete wall panels, structural steel frame and metal roof.
Town Planning drawings and documentation have taken approximately 7 weeks to bring together.
Planning Permit Process
The planning permit application has been submitted to council on the 11th of May 2010. The Process is shadowed by our planning lawyer and is believed to take no longer than three months, with a deadline to be issued no later than 1st September, 2010.
Building Permit Process
The building permit process is expected to take no longer than 4 months. Architects and design consultants will work closely with building surveyors to ensure a simple and easy process. The Building permits will be in place by January, 2011.
Building Process
The construction of the MyCentre will start in February, 2011. The estimated commercial construction value of this facility is $7,000,000.00, however, with the employment of uncomplicated construction methods and the help of volunteer construction consultants and trades, the centre will be delivered at approximately a third of the costs, estimated at $3,000,000.00. MyCentre will be completed between December, 2011 and June, 2012, subject to funding.
